An EPC is a document that rates the energy efficiency of a property on a scale from A (most efficient) to G (least efficient). It also includes recommendations for improving the rating. EPCs are required by law when selling or renting a property in England and Wales.

Yes. You must have a valid EPC before you can market a property for sale or rent in England and Wales. The EPC must be made available to prospective buyers or tenants at the earliest opportunity. Failure to provide one can result in a penalty of up to £5,000.

A domestic EPC typically costs between £60 and £120 depending on the size and type of your property and your location. Larger properties and those in London or the South East tend to be at the higher end. You can compare assessors on FindEPC to find the best price in your area.

An EPC is valid for 10 years from the date of issue. You can check whether your property already has a valid EPC by searching the GOV.UK EPC register. If your EPC is still valid you do not need a new one unless you have made significant improvements to the property.

EPCs can only be carried out by a qualified Domestic Energy Assessor (DEA) who is accredited by an approved scheme — Elmhurst Energy, ECMK, Quidos, or Stroma. All assessors listed on FindEPC are sourced from the official GOV.UK register and hold valid accreditation.

Since April 2020, rental properties in England and Wales must have a minimum EPC rating of E. Properties with a rating of F or G cannot be legally let unless a valid exemption applies. The government has proposed raising this to a minimum of C for new tenancies from 2028, though this is still subject to legislation.
