How Long Does an EPC Last?

EPCs are valid for 10 years

An Energy Performance Certificate lasts for 10 years from the date it was issued. During that time, you can use the same certificate for multiple property sales or tenancy agreements without needing a new assessment.

For example, if your EPC was issued on 15 June 2020, it remains valid until 15 June 2030.

How to check if your EPC is still valid

You can look up your property's EPC on the national register at find-energy-certificate.service.gov.uk. Enter your postcode and select your property to see the certificate, including the date it was issued and when it expires.

The register holds all EPCs lodged since 2008. If your property does not appear, it either has never had an EPC or the certificate predates the digital register.

When you need a new EPC even if the old one is valid

There are situations where getting a new EPC makes sense before your current one expires:

Major energy improvements — if you have invested in insulation, a new boiler, solar panels, or other upgrades, a new EPC will reflect the improved rating. This can be valuable when selling or renting because it shows buyers or tenants a better energy efficiency score.

Selling your property — while your existing EPC is legally sufficient if it is within date, some estate agents recommend getting a fresh one if the current certificate is more than five years old. Property features may have changed, and a more recent EPC gives a more accurate picture.

Rental compliance — if your current EPC shows a rating that does not meet the minimum standard for rental properties, you will need to make improvements and get a new EPC to demonstrate compliance.

What does not trigger a need for a new EPC

You do not need a new EPC when:

  • You repaint or redecorate
  • You replace like-for-like fittings (same type of boiler, same windows)
  • You change energy supplier or tariff
  • You install new appliances (fridges, washing machines, etc.)
  • A tenancy renews with the same tenant and the existing EPC is still valid
  • You remortgage your property

Can you use an old EPC when selling or renting?

Yes, as long as the EPC has not expired. The law requires that a valid EPC is available when a property is marketed for sale or rent. There is no requirement for it to be recent — just valid.

However, buyers and tenants may view a very recent EPC more favourably, especially if the property has had improvements since the last assessment.

What happens when your EPC expires?

An expired EPC has no legal standing. If you want to sell or rent your property, you will need to book a new assessment before you can market it.

There is no penalty for letting an EPC expire if you are not selling or renting. You only need a valid certificate at the point of a property transaction.
